Before you hire: home project checklist
Print this page or keep it open while you talk to contractors. It is the same list we recommend after using any CostBrick calculator.
1. Know your number first
- ☐ Run the relevant CostBrick calculator and write down your range.
- ☐ Note the assumptions (system type, size, removal, permit).
- ☐ Decide your budget ceiling before you call anyone.
2. The 10 questions to ask every contractor
- ☐ Are you licensed for this type of work in my state/county? (Ask for the licence number.)
- ☐ Are you insured — general liability and workers' comp? (Ask for a certificate.)
- ☐ Is the quote itemized (materials, labour, permits, disposal)?
- ☐ Is the permit included, and who pulls it?
- ☐ What is excluded from the quote?
- ☐ What is the payment schedule? (Never pay more than 30–50% upfront.)
- ☐ What is the start date and expected duration?
- ☐ What warranty do you provide, in writing?
- ☐ Can you give me 3 recent local references?
- ☐ What happens if the site conditions differ from the quote?
3. Compare at least three quotes
| Item | Quote A | Quote B | Quote C |
|---|---|---|---|
| Total | |||
| Permit included? | |||
| Removal/disposal included? | |||
| Warranty (years) | |||
| Start date | |||
| Licence verified? | |||
| Insurance verified? |
If one quote is far below the others, check what is missing — it is usually permits, disposal or labour.
4. Red flags
- ☐ Cash-only, no written contract
- ☐ Large deposit demanded before work starts
- ☐ Pressure to sign today ("price expires today")
- ☐ No local address or references
- ☐ Quote that is suspiciously low with no itemization
5. We are not the contractor
CostBrick is an information and referral service. We do not perform work, set prices, or guarantee any provider's work. Verify licence and insurance yourself, and sign the contract directly with the provider you choose. See Terms.
